Florida State Legislature

Florida Statute 627.0629 was adopted to require residential property insurance providers in Florida to provide “discounts, credits, or other rate differentials, or other appropriate reductions in deductibles” for residential properties where construction methods that have been shown to reduce loss caused by windstorms are employed. The problem is that most Florida homeowners do not know these discounts exist. Contact your insurance for more information.


Structural Components inspected for Form OIR-B1-1802

1. ROOF COVERING: There are many types of materials used to cover your roof. The most common roof covering materials in Florida are composition shingles and tiles. Roofs installed after March 1, 2002 will qualify for credits

2. ROOF DECK ATTACHMENT: The most common roof deck types are plywood and OSB. By far the most important feature of the roof deck is the attachment to the trusses or rafters. A nail, which has missed the truss is located and measured. Several trusses or rafters are scanned with a metal detector to determine the spacing of nails around the edges and in the field (center).  

3. ROOF-TO-WALL CONNECTIONS: The roof-to-wall connection is what keeps the roof on the building and acts to transfer the uplift loads into the vertical walls. This connection is critical to the performance of the building. Proper installation is inspected.

4. ROOF SHAPE: Roof shape refers to the geometry of the roof, not the type of roof covering. There are many types and combinations of types. Hip roofs with small gables or without gables may qualify for a credit.

5. GABLE END BRACING:The end walls of gable roofs extend vertically to the sloping roof line. These gable end walls have been noted to fail during windstorm events. They are inspected to whether thay are braced to the 2001 Building code

6. SECONDARY WATER BARRIER:This is not commonly found in most homes and is very rare. Secondary water resistance (SWR) is a layer of protection that shields the home if the roof covering fails. The two types of SWRs are Self-Adhering Modified Bitumen Underlayment which is applied to all joints of the roof decking and Foam Seal which is sprayed on to the underside of your decking. Some municipalities require a SWB for a re-roof. 

7. WALL CONNECTION TYPE: Wall construction type are inspected. The majority of homes are built with CMU (concrete masonry units). Vertical reinforcement is scanned and detected with a metal detector. 

8. OPENING PROTECTION: Protection against the opening of your home may be accomplished through impact resistant windows, shutters, reinforced doors and other fortification methods. Impact rated overhead garage doors are identified during the inspection.
